Many Chartered Surveyors and Chartered Valuers are ultimately owned by banks, building societies or mortgage lenders and are on panels thereby being known as Panel Surveyors. Many would say that they cannot truly give independent advice when they are connected to the lending institutes in this way. Some might say that Panel Surveyors are just valuing to allow the mortgage process to proceed and the mortgage lending company that they work for or have close links with continue to obtain mortgage business. This in turn allows Panel Surveyors to gain more business from the mortgage lenders as they are after all in the business of making a profit.

Independent Chartered Surveyors are exactly that INDEPENDENT and thereby have your interests at heart to give you their expert help and advice with property matters.

If you try asking your mortgage lender to use an Independent Valuer who is not present on the lenders panel surveyors just see what response you get! Often their reaction will be along the lines that they have an approved list of panel surveyors that they wish to use which is fair enough in one sense as it is their money they are lending or perhaps fair is not the correct term when you understand exactly what is happening. An Independent Surveyor does not have a vested interest whereas a panel surveyor is obviously wishing to obtain regular work with the lenders and often we believe do nothing more than tick the boxes to approve mortgages!
